Will you pay a fair price for my property?
Yes. Our goal is always to make a fair, competitive offer based on your property’s condition, the local market, and recent comparable sales. Because we take on all the risk, the cost of repairs, and the convenience of a fast, hassle-free sale, our offers reflect those factors.
In our experience, many sellers find that they'll net the approximately the same compared to listing once you subtract agent fees, repair costs, carrying costs, and potential closing delays with significantly less hassle. We are also fully-licensed real estate agents and can give you an idea what your property would sell for if listed through an agent with a traditional MLS listing if you'd like.
We’re also always happy to walk you through exactly how we arrive at your offer so you can feel confident you’re getting a fair deal.
How quickly can you close?
We can usually pay cash for property and that allows us to close quickly, usually within 14-21 days of going under contract. We're also okay with extending a closing out longer than we need if that makes things easier on your end. Just let us know what terms you'd like and we can usually accommodate them.
Do you need to do any inspections?
Not typically, the only times we might need to do an inspection is if your property has a septic system or well that we can't assess ourselves. One of our value propositions is that Franco is a Licensed Property Inspector and uses that experience to help streamline our due diligence process.
Do I need to do any repairs or cleaning?
Nope! Simply make an appointment to let us do a quick walkthrough and we'll take care of the rest. We also practice extreme discretion with all our clients and will not publicly post any interior pictures or allow any public access until the property has been renovated.
